Every home-buying journey starts with a conversation.

Whether you’re ready to buy next month or just starting to think about homeownership, we’ll talk about your goals, timeline, budget, preferred areas, and answer any questions you have.

This is also a chance for us to get to know each other and make sure we’re a good fit.

No pressure, just a conversation and a plan.

Pre-Approval

Before we start touring homes, we’ll connect you with a trusted lender to determine your buying power.

A pre-approval helps you understand:

  • Your budget

  • Loan options

  • Estimated monthly payment

  • Estimated cash needed to close

Home Search

Now the fun begins.

We’ll tour homes together, compare neighborhoods, discuss resale value, and narrow down what truly fits your lifestyle.

There’s never pressure to write an offer. We’ll wait until you find a home that feels right.

Before we start touring, I’ll also send you my Dream Home Guide, a simple questionnaire designed to help you think beyond basics and identify what matters to you most in your next home.

We’ll also review and sign a Buyer Representation Agreement. In Washington, this agreement is required before we begin actually touring homes. It just outlines how we’ll work together, how I’m representing you, and what you can expect throughout the home-buying process.

This is where a lot starts happening behind the scenes.

Your earnest money is depositied, escrow is opened, important deadlines begin, and your lender starts working toward final loan approval.

While there are a lot of moving pieces, you won’t be navigating them alone.

I’ll coordinate with your lender, title company, escrow officer, and the listing agent to help keep everything on track while keeping you informed along the way.

Inspection & Negotiation

One of the most valuable parts of buying a home.

A home inspection isn’t about finding a perfect house - it’s about understanding the one you’re buying.

We’ll review the inspection report together and decide what makes the most sense for you.

Sometimes that means asking for repairs. Sometimes it means requesting a credit. Sometimes it means moving forward exactly as planned.

And sometimes… it means realizing the home isn’t the right fit.

Walking away after an inspection isn’t a failure. It can be one of the smartest decidsions a buyer makes. The inspection gives you the information you need to make a confident decision before moving forward.

Appraisal & Final Steps

As your closing date gets closer, your lender works towards final loan approval while the home is typically appraised and the title and escrow companies prepare the final paperwork.

We’ll also schedule your final walkthrough to make sure the home is in that agreed-upon condition before closing.

Even though much of this happens. behind the scenes, I’ll keep you updated so you always know what’s happening next.

Closing Day!

Congratulations! You’ll sign your final paperwork, your loan will fund, and once everything is officially recorded, you’ll receive the keys to your new home.

One of my favotire parts of this job is handing buyers the keys and watching them step into their next chapter.

FAQs

Do I need 20% down?

No. Many loan programs allow qualified buyers to purchase a home with much less than 20% down.


How long does it take to buy a home?

Every transaction is different, but many buyers close about 30-45 days after their offer is accepted.


Can I back out after the inspection?

Depending on the terms of your contract, you may. have options to negotiate repairs, request credits, or terminate the contract. We’ll go over those options together if the situation arises.


Do I need to understand every document?

Nope. That’s my job. I’ll explain every form and every step before you sign anything, so you’ll always know what you’re agreeing to.
